Frequently Asked Questions
A home inspection covers the major systems and components of a property, including the foundation, roof, plumbing, electrical wiring, HVAC, insulation, windows, doors, and more. Most homes in the Rio Grande Valley take between two and three hours to inspect, depending on size and age.
Before we arrive, clear access to the attic, crawlspace, electrical panel, and water heater, and make sure appliances are plugged in and functioning. If you will not be present, arrange for someone to grant access and secure any pets so our home inspector can move through the property safely.
There is no pass or fail with a home inspection. Instead, your inspection results in a report that documents the current condition of the property, noting anything that may need attention so you can decide how to move forward.
In most cases you are not legally required to have a home inspection, but skipping one means you could end up owning a property with problems that surface only after closing, at a point when they are far more expensive to fix.
Our home inspectors will point out what needs attention and explain why it matters, but we do not perform repairs ourselves. That separation keeps our evaluations unbiased and leaves you free to choose your own licensed contractor.
Findings from the report can influence negotiations in either direction. If we identify significant repairs, buyers and sellers often use that information to renegotiate price or agree on who handles the fix. A clean report, on the other hand, can help a sale move forward with fewer delays.
Yes. Alongside residential home inspections, we also perform commercial inspections for offices, retail buildings, and other commercial properties throughout the Rio Grande Valley, using the same detail-oriented approach.
